Whether you are buying, selling or maintaining your home, Scelta Inspections provides professional and quality service from the moment you reach out. As certified home inspectors, we will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association.
After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
The typical inspection takes 3-6 hours. Using a range of investigative tools we will inspect your home from top to bottom. We also use FLIR infrared inspection cameras to detect leaks and insulation problems you can’t see with the naked eye.

Do you do repairs or recommend contractors?
Scelta Home Inspectors are certified home inspectors. Our job is to identify any possible problems and give advice. Although we have a sister company which is a Licensed General Contrator, the InterNACHI Code of Ethics does not allow our inspectors to do any construction or repair work on inspected property for 12 months following an inspection. As we encounter other contractors whom we trust and whom we consider professional and very competent, we are happy to recommend them. We also recommend the home buyer or property owner consult the local Utah Builder’s Association for referrals.
Do you provide a warranty on your building inspections?
Scelta Home Inspections do not provide unlimited or limited warranties or guarantees. However, most newer buildings should have some type of warranty from the builder. We recommend the buyer review the builder warranty prior to closing. We also strongly recommend that the property is fully insured for water damage, fire, theft, structural, etc.
Can you provide images or video?
Photos and FLIR thermal images are included in all home inspections at no additional cost. Video may be available with or without an additional cost, depending on the circumstances.
Will we get a written report?
A comprehensive written inspection report will be available within 24 hours upon the completion of the inspection. PDF version of the report is also available by email upon request.
In the event I have concerns prior to closing, can I contact the inspector?
Your Scelta Home Inspector can be reached by phone between 8am and 8pm, Monday through Saturday. Please keep in mind that your inspector has other obligations and meetings and may be unavailable at the time of your call. Please be considerate and leave a voicemail message with your name and the best contact method. Your inspector will respond as soon as practical.
